Commercial Services – Flat Roofing

Duro-Last Roofing

Duro-last material is a single-ply roofing system.  These types of systems have grown in popularity over the past 30 years as a preferred commercial roofing system, due to their ability to provide strength, flexibility, and long-lasting durability, it’s no wonder that architects, roofing contractors, and building owners love this product.

The advantages of pre-fabricated sheets include the consistency of the quality of the membrane, accessories, and versatility in their attachment methods that may be used on a variety of commercial building applications.

Duro-last provides maximum freedom of choice in roof design, performance and appearance to suit new construction and refurbishment. In addition to providing a durable and watertight membrane roofing system, all Duro-last sheets are furnished from the factory with a highly-reflective “cool roof” surface that becomes part of an energy-efficient building envelope system. Cool roof systems reflect rays of the sun, reducing building cooling costs.

Benefits of Duro-last Roofing:

  • Proven track record of performance
  • A broad range of application methods
  • With insulation, provides an even better-performing building component
  • Choice of colors, all including “Cool Roofing” options
  • Superior waterproofing characteristics
  • High tensile strength
  • Competitive life-cycle cost

Built-Up Roofing

Built-Up Roofing (BUR) is one of the oldest and most reliable commercial roofing systems for buildings with low-slope or “flat” roof structures. Started in the 1840s, these roof systems are often referred to as "tar and gravel" roofs.  BUR consists of multiple plies of roof felts laminated together with bitumen. BUR consists of bitumen-saturated organic-fiber, fiberglass, or polyester felt. A top-surfacing or a glaze coat of asphalt, aggregate (gravel or slag), fibered, or non-fibered coatings engineered for roof coating, or a granule-surfaced cap sheet.

BUR may be designed and specified to meet a broad range of building waterproofing applications, depending on the needs of the building owner. These systems range from very basic systems designed to be vigorously maintained to upper-end systems that are constructed to qualify for a manufacturer’s warranty. Roofing manufacturers, working in close coordination with roofing contractors, will write long-term warranties for building owners based on specific design criteria. Some warranties even qualify for decades of “full-value” labor and materials coverage.  Beacon Roofing Supply commercial roofing specialists can furnish you with more details and refer you to one of our many contracting professionals.

Over the years, BUR has earned a great reputation with building owners, architects, engineers, roofing product manufacturers, and commercial roofing contractors.  The original cost of a BUR system may be greater than other low-slope applications, but when taking the long view, BUR often comes out a winner. BUR enjoys a track record that is over 150 years old, provides a thick, durable roof covering, may be used in a broad range of building waterproofing applications, and after many years of service may be maintained and repaired for extended life (many other systems must be completely replaced).

Benefits of Built-Up Roofing

  • Proven track record of performance
  • A broad range of application methods
  • Available as part of a fire, wind, and/or hail rated roofing system
  • Wide choice of top-surfacing, including “Cool Roofing” options
  • With insulation, provides an even better-performing building component
  • Superior waterproofing characteristics
  • High tensile strength
  • Competitive life-cycle cost
  • Long-term warranties are available with many BUR systems

Modified Bitumen

Modified Bitumen (MB) roofing is an asphalt-based, close cousin of the Built-up-Roof (BUR) designed for buildings with low-slope or “flat” roof structures. Engineered modified bitumen roofing membranes originated in Europe in the mid-1960s and have been used successfully in the United States and Canada since approximately 1975.

Increased resistance to brittleness at cold temperatures, greater flow resistance at high temperatures, and increased elasticity can be achieved by blending synthetic rubberized polymers with asphalt in lieu of modification by the blowing process used for BUR asphalt. There are numerous surfacing options for this system which include a factory applied mineral surface, gravel surface, including “cool roof” coatings which are highly-reflective to save on building cooling costs. Mineral-surfaced MB products are typically furnished with white granules but are also available in designer colors to match asphalt shingles or to otherwise compliment the building design.

MB gives designers and installers an even broader array of options than BUR. MB may be installed by the torch-application method, or “hot-mopped” like BUR, or applied with “cold-process” adhesives. The latest innovation with MB is the self-adhering sheet. Using special combinations of polymers to modify the underside of the MB sheet, the rolls are manufactured with a release paper. The installer removes the release paper and as the sheet is rolled out, it adheres itself to the substrate. This method eliminates the risks associated with the use of torches, hot asphalt, and is completely free of VOC (volatile organic chemicals) fumes during and after application.
